The building is organized like a hotel that happens to be a condominium: a large lobby with food and beverage on the ground floor, a co-working and wellness program in the middle, and a rooftop pool deck at the top. The 579 flats are studios, one-bedroom and two-bedroom layouts, all furnished, which is what allows one operator, North Management, to run the building to a single service standard.

The developer is North Development, founded in January 2021 as a partnership between Ricardo Dunin of Oak Capital, in Miami, and Juan Carlos Tassara of Edifica, in Peru, with operations in the United States, Brazil and Peru. The Domus Flats track record is short but concrete: Domus Brickell Park, a 12-story building on SW 2nd Avenue by Zyscovich and Urban Robot, secured its $70 million construction loan in April 2024, topped off in April 2025 and opened on March 16, 2026, with a 4,200-square-foot lobby anchored by a Ludlow Coffee Supply flagship. Domus Brickell Center follows the same model at tower scale, and the developer has already contracted a site for a third project, Domus Bayfront, in May 2025.
