LOFTY Brickell is a 44-story tower on the Miami River in Brickell. The developer's penthouses page refers to the building's 44 stories of interiors by INC and places the Penthouse Collection on the top nine floors, which is where the PH Concierge Lounge and the Penthouse Amenity Floor sit. Below the penthouses, the typical floor carries twelve unit lines, numbered 01 to 12 on the floor-plan pages, mixing studios, one-bedroom and two-bedroom residences.
The building is designed as a hospitality property first. Its brand statement describes the tower as a membership club, and the program follows that idea: a members-only Club Lofty at the riverfront entrance, a rooftop bar and infinity pool, a five-star waterfront restaurant and a private marina. The team behind it is the same one that created Natiivo, described by the developer as a successful four-star short-term rental residence brand, and the operational layer — 24-hour concierge, MasterHost, valet, welcome reception, package room — is built for owners who will not be in residence full time.
Architecture is by Arquitectonica, the Miami firm established in 1977 responsible for many of the city's recognizable buildings. Interiors are by INC, the New York studio formed in 2006 by Adam Rolston, Drew Stuart and Gabriel Benroth, whose portfolio includes 1 Hotel Brooklyn Bridge Park, The LINE Hotel DC and the TWA Hotel. Artefacto, the global furnishings brand, curates the penthouses with INC. Construction status and completion date of LOFTY Brickell
Status: LOFTY Brickell is now under construction. The developer announced the start of construction in February 2023, and the tower has been under way since then.
The developer has not published a completion or delivery date on its website. This page does not estimate one. What we can share on request is the construction update that the sales team provides to buyers, and the developer's own EarthCam live view of the site, linked from the location page, which shows the current state of the tower from the river.
For a buyer of a penthouse this matters in two ways: the closing date and the start of any rental income both depend on the certificate of occupancy, and the furnished Artefacto package is installed before delivery, so the residence is ready to occupy or to list at closing rather than months later.
LOFTY Brickell prices: penthouses for sale, confirmed by a consultant
Pricing for LOFTY Brickell is not published on this page. The developer publishes a starting figure for the Penthouse Collection on its penthouses page, and prices differ by line, floor, orientation (water view or city view) and the state of the inventory, which changes as the last units are contracted. Rather than print a number that may be out of date by the time you read it, our consultants confirm the current price of each available penthouse directly, on WhatsApp, 24 hours a day.
What we send on request: the current penthouse price list from the developer, the floor-plan PDF of each available line, the deposit schedule and the closing cost estimate, the condominium budget with the monthly assessment for the penthouse floors, and the terms of the short-term rental program. For international buyers, including buyers from Brazil, we also explain how the purchase is structured, what the bank requirements are and how the closing is done from abroad.
Two rules we follow on this page: we do not repeat the total number of units as if it were available inventory, and we do not promise appreciation, liquidity or rental yield. The building's short-term rental license is a feature of the product; the income it produces depends on the operator, the season and the market.
Short-term rental policy at LOFTY Brickell
The developer states that LOFTY Brickell is the first and only tower in Brickell designed and licensed for short-term rentals. In practice this means an owner may use the residence as a full-time home, as a part-time home, or place it in short-term rental for the periods it is not in use, which is the distinction the developer draws between LOFTY and the other towers in the neighborhood.
The building is built for that use. Every penthouse has an owner's closet for personal belongings while the residence is rented; the front desk operates 24 hours with a concierge and a MasterHost; there is a welcome reception, a package room, valet parking and a car service for members; and the residences are delivered furnished by Artefacto, so they can be photographed and listed at closing. The developer also cites its background with Natiivo, a four-star short-term rental residence brand.
What the developer has not published: the rental management operator, the fee split, minimum stays or any projected occupancy. We do not fill those gaps with assumptions. Our consultants provide the program documents in force at the time of purchase, and we recommend that any buyer planning to rent reviews them with a tax adviser before signing.
Who LOFTY Brickell is for
LOFTY Brickell, at this point in its sales cycle, is for a buyer who wants a penthouse: a two- or three-bedroom home on the top nine floors of a 44-story tower on the Miami River, delivered furnished, with a private amenity floor and concierge lounge. The standard residences are sold out, so this is not the building for a buyer looking for a studio or a one-bedroom at an entry price.
Within that group, three profiles fit best. The international owner who will spend part of the year in Miami and wants the residence to work as a short-term rental the rest of the time, with hotel-style operations already in place. The full-time resident who values the river, the marina and a members-only club over a conventional condominium lobby. And the buyer who wants a second home that is ready on closing, without furnishing or fit-out, in walking distance of Brickell City Centre.
It is not the right choice for a buyer who wants a quiet, owner-occupied building — LOFTY is designed as a social, hospitality-driven property — or for a family needing more than three bedrooms; the largest published penthouse plan is 2,224 square feet with three bedrooms.
