Aria Reserve Miami: twin 62-story towers with direct Biscayne Bay frontage
The project was conceived as a waterfront sanctuary rather than another city tower, and the site is what makes that possible: a stretch of Biscayne Bay shoreline between the Venetian and Julia Tuttle Causeways, which the developer describes as one of the last remaining waterfront properties directly on the bay. Those 550 linear feet of frontage are the asset the rest of the project is organized around.
The architecture is by Arquitectonica, with interiors by Morada Haute Design and landscape design by ArquitectonicaGEO. Inside the residences, 10 to 12 ft ceilings, floor-to-ceiling windows and terraces up to 11 ft deep put the bay at the center of daily life, while flex space and private elevator access in select layouts give owners the flexibility of a house within a full-service building.

Bay Level
The waterfront floor. The developer lists a one-of-a-kind watersports deck with a private dock for kayaks and paddle boards, a bayview restaurant with café service, two sunrise pools facing the water, the dog park and a meditation deck. The baywalk runs along the 550 feet of shoreline, so the morning run or the evening walk starts at the front door.
Garden Level
An entire floor — more than an acre of it — devoted to sport, family and wellness: the semi-Olympic lap pool with swimming lanes, a full-size tennis court, paddleball and squash courts, half-court basketball, mini golf, a fitness studio with class space and current cardio and weight equipment, a wellness spa with massage therapy room, sauna and steam rooms, plus the children's park and age-appropriate play areas.
SkyLobby Level
The upper-floor club that buyers search as the Aria Reserve SkyClub. Co-working lounges, a business center and a conference room for work, with game rooms, a movie theater, a private wine cellar and the telescope observatory for everything else. The point of placing these amenities high in the tower is the view: the same bay and skyline panorama the residences enjoy, shared by the whole community.
Aria Reserve Miami floor plans: one to four bedrooms, penthouses and tri-level mansions
Aria Reserve Miami floor plans are organized in collections by level, and the developer publishes the split for the current tower: Panoramic Residences on levels 3 to 50, with seven floor plan types; Skyview Residences on levels 51 to 56, also with seven types; and Penthouses on levels 57 to 59, with four types. The tri-level Penthouse Mansions crown the towers above the penthouse floors.
Sizes come from the developer's launch release: standard one- to four-bedroom residences run from 1,100 to 2,600 square feet, and the 15 penthouses from 3,500 to more than 9,000 square feet. Ceilings are 10 ft in the standard residences and up to 12 ft in the penthouses, and terraces reach 11 ft in depth — deep enough for an outdoor dining table rather than a pair of chairs.
Every residence is planned as a flow-through layout with dual exposure, so the same home sees sunrise over Biscayne Bay and sunset over the Miami skyline. The developer's plans include space that can be used as a home office, den or media room, and select lines have private elevator access. Individual square footage per line is available in the floor plan PDFs, which we send on request with the units actually available.
Panoramic Residences — 1–3 BR
The signature Aria Reserve Miami floor plans, on levels 3 to 50, designed around flow-through layouts that capture both sunrise over Biscayne Bay and sunset over the Miami skyline. Floor-to-ceiling glass, 10 ft ceilings and deep terraces make the water the main room of the home.
- One to three bedrooms
- Levels 3 to 50, seven floor plan types
- Flow-through layouts with dual exposures
- Terraces up to 11 ft deep
- Floor-to-ceiling windows
Skyview Villas — 3–4 BR
Larger sky-level homes on levels 51 to 56 for buyers who want house-scale living on the bay. Expect generous entertaining space, flex space that can become an office, media room or staff room, and private elevator access in select lines.
- Three to four bedrooms
- Levels 51 to 56, seven floor plan types
- Flex space
- Private elevator access in select lines
- Two high-speed elevators serving each residence
Penthouse Residences — 4 BR
Top-floor residences on levels 57 to 59 with the widest bay and skyline frames in the building, ceilings up to 12 ft and expansive terraces. The developer's launch release lists 15 penthouses from 3,500 to more than 9,000 sq ft, each with a private three-car garage vault.
- Four bedrooms plus office in select plans
- Levels 57 to 59, four floor plan types
- 3,500 to 9,000+ sq ft (June 2021 release)
- Private three-car garage vault
- Direct elevator arrival
Penthouse Mansions — Tri-level
The rarest product at Aria Reserve Edgewater: three tri-level penthouse mansions that combine several floors into a single home, each with a private rooftop pool, private circulation and the full Biscayne Bay panorama. Availability is extremely limited and released case by case.
- Three levels in a single residence
- Private rooftop pool
- Private circulation
- Full bay panorama
- Three mansions in total (June 2021 release)
Aria Reserve Miami pricing changes with the tower, the floor level, the exposure and the floor plan you choose, as well as with real-time inventory. The developer advertises one- to four-bedroom residences starting at $1.1 million, with its sales material listing a range from $1.3M to over $12M including penthouses; no price per line is published. The developer still describes the project as under construction and does not publish a confirmed completion date. If you are researching Aria Reserve Miami prices or looking for units for sale, speak with an IT'S HOUSES advisor on WhatsApp — 24-hour service — for the current price list, floor plans, availability and payment terms.
Why buyers choose Aria Reserve Edgewater: flow-through layouts and record-height towers
Flow-through residences
Most homes run from one side of the tower to the other, so the same residence sees sunrise over Biscayne Bay and sunset over the Miami skyline. It also means cross ventilation and natural light through the entire floor plan.
Record-height waterfront twins
Two towers of 62 stories each, presented as the tallest waterfront residential twin towers in the United States. The pairing is what allows every residence to keep a water orientation instead of facing a neighboring building.
Two elevators per residence
Each residence is served by two high-speed elevators, with private elevator access in select lines. In a building of 782 homes, that is the difference between arriving directly and waiting in a lobby.
Two-acre amenity deck
The amenity deck is a full landscape by ArquitectonicaGEO: semi-Olympic lap pool, sunrise pools, whirlpool spas, meditation garden, tennis, paddleball, squash and basketball courts, mini golf, kids' areas and a bayview restaurant, all on the water.
Direct Biscayne Bay access
Private dock access, a water sports deck for kayak and paddle board and a baywalk along 550 feet of shoreline turn the bay into part of the property rather than a view from a distance.
Ceilings and terraces
Ceilings from 10 ft in the standard residences to 12 ft in the penthouses, floor-to-ceiling windows and terraces up to 11 ft deep — deep enough to hold a real dining table outdoors, not just a pair of chairs.

Building and architecture: Arquitectonica on the bay
Arquitectonica, the Miami firm led by Bernardo Fort-Brescia, designed Aria Reserve as a pair of glass towers with flowing profiles set side by side on the shoreline rather than one behind the other. The arrangement is what makes the flow-through plan possible on almost every floor: with no building in front, each residence keeps its bay face and its city face at the same time. The towers are marketed by the developer as the tallest waterfront residential twin towers in the country, at 62 stories each.
The ground plane is treated as a park. ArquitectonicaGEO, the landscape arm of the same practice, laid out the two-acre recreation deck and the garden level so the tennis and paddle courts, the lap pool, the children's park and the meditation areas sit among planting rather than on a bare podium. The 25-foot double-height lobby and the bayview restaurant anchor the arrival sequence at water level.
Interiors are by Morada Haute Design, the Miami design house that furnishes the model residences and defines the finish palette. The developer has not published appliance or cabinetry brands, flooring specifications or bathroom fixtures on its website; we confirm the current finish schedule with the sales team and send it with the floor plans.
Developer: The Melo Group
Family-run Miami developer that, according to its 2021 launch release, has completed more than 6,000 condominium and rental units across Greater Downtown Miami — the Central Business District, Edgewater, the Miami River and the Arts & Entertainment District. Aria Reserve is its flagship bayfront condominium in Edgewater; the South Tower is developed through South Park Tower LLC, per the developer's legal disclaimer.
Architecture: Arquitectonica
Founded in Miami in 1977 and led by Bernardo Fort-Brescia, Arquitectonica is the architect behind a large share of the Miami skyline. At Aria Reserve it delivered the twin 62-story glass towers with flowing profiles and the flow-through residence plan.
Interiors: Morada Haute Design
Miami-based interior design and furniture house responsible for the interiors and the model residences at Aria Reserve.
Landscape: ArquitectonicaGEO
Landscape architecture studio of the Arquitectonica group, responsible for the two-acre recreation deck, the garden level and the bayfront grounds.
Living in Edgewater, Miami: bayfront address between Midtown, Wynwood and Brickell
Aria Reserve Miami is located in Edgewater, on the Biscayne Bay shoreline of Miami, Florida. The site is on NE 24th Street and the sales gallery on Biscayne Boulevard; as a matter of privacy policy this page publishes the neighborhood and reference streets only, and the exact addresses are shared by an advisor along with the project package and your tour appointment.
Edgewater has become the bayfront residential answer to Downtown Miami: quieter than Brickell, greener than Wynwood, and still minutes from both. The developer describes the neighborhood as just north of Downtown Miami and Brickell, known for its high-rises and its water and sunset views. Margaret Pace Park, the baywalk and the marinas set the pace of the neighborhood.
From Edgewater you are close to Midtown and the Design District for shopping and dining, to Wynwood for galleries and nightlife, to Downtown and Brickell for business, and to Miami Beach across the causeways — the site sits between the Venetian and Julia Tuttle Causeways. Miami International Airport is a short drive west. The developer lists all of these as minutes away without publishing exact drive times.
For buyers, Aria Reserve Edgewater combines something scarce in Miami — true waterfront land with 550 feet of unobstructed bay frontage — with a full-service, resort-scale amenity program. That is the case for both end users and long-term owners who want a bayfront residence rather than a bay view.
Biscayne Bay
The property fronts the bay directly, with a private dock, a watersports deck and a baywalk along the shoreline.
Causeways
The site sits between the Venetian Causeway and the Julia Tuttle Causeway, the two direct routes from Edgewater to Miami Beach.
Downtown and Brickell
Just south of Edgewater, per the developer: the business district, Bayfront Park and the Brickell dining and retail scene.
Design District and Midtown
North and west of the site, for shopping and restaurants; cited by the developer as minutes away.
Wynwood
The arts district lies west of Edgewater, with galleries, murals and nightlife.
Miami International Airport
A short drive west; the developer lists it among the destinations minutes from Aria Reserve.
Construction and completion: what the developer has published
Aria Reserve Miami is under construction. That is how the developer's own website describes the project — the home page is titled Luxury Condos Under Construction — and the site does not publish a completion date, a percentage of work completed or a per-tower delivery schedule.
At its June 18, 2021 launch the developer said construction of the South Tower was expected to begin in early 2022, with completion slated for 2024, and later reported the project had exceeded 60% sold in less than six months, as groundbreaking neared. Third-party listings have since cited Summer 2025 for the South Tower and Q2 2026 for the North Tower; those dates are not the developer's statement and have not been confirmed, so this page does not treat them as delivery dates.
Completion dates for Miami pre-construction condominiums move with financing, permitting and the contractor's schedule; the only figure that matters contractually is the outside date in the purchase agreement. When you contact us, we request the current construction update and the estimated closing window for each tower directly from the sales team and send them with the price list. If the developer publishes a date, this page is updated.
Aria Reserve Miami prices: what is public and what is on request
One- to four-bedroom residences starting at $1.1 million; the developer lists residences from $1.3M to over $12M. Prices change with inventory and are subject to change without notice.
Aria Reserve Miami prices start at $1.1 million for one- to four-bedroom residences. The developer lists residences from $1.3M to over $12M, the upper figure corresponding to the penthouse collection. No price per line, per bedroom count or per square foot is published, so we do not quote one.
For context, the June 2021 launch release priced standard residences from $750,000 to $2 million and penthouses up to $12 million, at an average of about $750 per square foot; the developer's broker page still carries the launch range. The gap between the 2021 launch floor and the $1.1 million floor advertised today reflects the inventory that remains, not a published price per unit, so treat the current floor as indicative until you have the price list in hand.
The 2021 release also described the deposit structure at launch: 30% down for domestic buyers and 40% for international buyers, staggered through construction. Current deposit terms, closing costs and the condominium association (HOA) fees have not been published by the developer; we obtain the current figures from the sales team and send them with the price list. Availability, prices and terms change without notice, and IT'S HOUSES makes no representation about appreciation, resale liquidity or rental return.
Who Aria Reserve Miami is for
Aria Reserve Miami is built for the buyer who wants the bay itself, not a slice of it between two buildings. The 550 feet of frontage, the private dock, the sunrise pools and the flow-through plans are the reasons to choose Edgewater over Brickell: a full-service tower with a park at its feet and open water in front, ten minutes from the financial district instead of inside it.
It suits families: the garden level is an entire floor of sport and play — tennis, paddleball, squash, basketball, mini golf, a children's park, a splash pad and a teen lounge — and the residences from 1,100 to 2,600 square feet, with flex space for an office or a media room, work as primary homes rather than pieds-a-terre.
It also suits the second-home buyer from abroad, including from Brazil, who wants a lock-and-leave residence with 24-hour concierge and valet, two elevators per home and a resort program on site. The penthouse and mansion collections, with three-car garage vaults and private rooftop pools, are for the buyer who would otherwise look at a single-family waterfront house.
Aria Reserve is not the right building for a buyer who needs a furnished, short-term-rental-ready unit: the developer does not publish a rental policy or a management program, and residences are not delivered furnished. Buyers with that strategy will find better fits among the Wynwood and Brickell developments listed below.
Aria Reserve Miami compared with other new developments on this site
EDITION Residences Edgewater
Also in Edgewater and also by Arquitectonica, with interiors by Studio Munge and a planned 649-foot single bayfront tower under the EDITION Hotels brand. Still pre-construction, with demolition not started, whereas Aria Reserve is under construction; a branded-residence alternative on the same shoreline.
1428 Brickell
By Ytech in Brickell: a limited edition of 195 residences of two to four bedrooms plus penthouses, designed by ACPV Architects (Antonio Citterio and Patricia Viel) with Arquitectonica, with more than 80,000 sq ft of resident-only amenities. Vertical construction under way with J.P. Morgan financing. Boutique scale versus Aria Reserve's 782 homes.
Cipriani Residences Miami
The Cipriani brand's first residential project in Miami, in Brickell: a curved glass tower with 397 residences of one to four bedrooms, interiors by 1508 London and Italian hospitality service with 24-hour concierge and valet. Vertical construction complete. City living in the financial district rather than on the bay.
Mercedes-Benz Places Miami
By JDS Development Group in Brickell: Mercedes-Benz's first residential address in North America, with studios to three bedrooms, architecture by SHoP Architects, interiors by Woods Bagot and about 130,000 sq ft of amenities integrated with Southside Park. Smaller layouts and a brand-led concept, against Aria Reserve's family-scale bayfront plans.

How many towers and residences does Aria Reserve have?
Two towers of 62 stories each, holding 782 residences in total. The developer's June 2021 launch release cites 391 residences and penthouses in the South Tower, which launched first; the North Tower holds the balance. The Melo Group presents the pair as the tallest waterfront residential twin towers in the United States, on a site with 550 linear feet of bay frontage.
What is the Aria Reserve North Tower?
Aria Reserve is built as two towers, South and North, of 62 stories each. The South Tower launched sales in June 2021 with 391 residences and penthouses; the North Tower is the second of the twin towers and completes the 782-residence total. The developer has not published a separate delivery schedule for the North Tower; third-party listings cite Q2 2026, which the developer has not confirmed. Ask an advisor which tower has inventory today.
What amenities does Aria Reserve Miami include?
The developer organizes amenities in three levels. Bay Level: watersports deck and private dock, bayview restaurant and café, two sunrise pools, dog park and meditation deck. Garden Level: semi-Olympic lap pool, full-size tennis court, paddleball and squash courts, half-court basketball, mini golf, fitness studio, spa with massage room, sauna and steam rooms, children's park and splash pad. SkyLobby Level: co-working lounges, business center, conference room, game rooms, movie theater, wine cellar and telescope observatory, plus 24-hour concierge and valet.
When will Aria Reserve Miami be completed?
The developer describes the project as under construction and does not publish a completion date. The 2021 launch release targeted 2024 for the South Tower; third-party listings have since cited Summer 2025 for the South Tower and Q2 2026 for the North Tower, but those are not the developer's statement. We request the current construction update and closing window for each tower from the sales team when you contact us.
Are there Aria Reserve Miami residences for sale right now?
Yes — the developer advertises one- to four-bedroom residences for sale from $1.1 million. Availability changes constantly between the two towers and the different lines. Leave your name, email and phone on this page, or message us on WhatsApp — 24-hour service — and an IT'S HOUSES advisor will come back with the current inventory, floor plans, pricing and payment terms.
Is Aria Reserve Miami available for rent, and can owners rent their units?
Aria Reserve is sold as a new-construction condominium; the developer has not published a rental policy, a minimum lease term or a short-term rental program, and residences are not delivered furnished. Whether an owner may lease, and for how long, is governed by the condominium documents, which we obtain from the sales team and confirm in writing before you sign. IT'S HOUSES does not currently list rentals at Aria Reserve; ask an advisor and we will check.
Who is the developer of The Aria Miami?
Aria Reserve Miami — often searched as The Aria Miami — is developed by The Melo Group, a family-run Miami developer that reports more than 6,000 condominium and rental units completed across Greater Downtown Miami. Architecture is by Arquitectonica, interiors by Morada Haute Design and landscape design by ArquitectonicaGEO. The South Tower's developing entity is South Park Tower LLC, per the developer's legal disclaimer.
What are the reviews of Aria Reserve Miami like?
Aria Reserve is still under construction, so there are no resident reviews yet — what circulates online are broker opinions and press coverage. The developer reports the project exceeded 60% sold in less than six months after its June 2021 launch, which is the most concrete public indicator of buyer response. We prefer to send you the floor plans, the price list and a tour so you can form your own view rather than rely on reviews of a building nobody has lived in.
What deposit is required to buy at Aria Reserve Miami?
At launch in June 2021 the developer described a deposit structure of 30% for domestic buyers and 40% for international buyers, staggered through construction. Current deposit terms have not been published by the developer and may differ for inventory in a tower nearing completion; we confirm the schedule, closing costs and association fees with the sales team and send them in writing with the price list.
How tall is Aria Reserve Miami and how does it compare with other Edgewater towers?
Each tower has 62 stories; the developer presents the pair as the tallest waterfront residential twin towers in the United States but does not publish the height in feet, so we do not either. Among the developments on this site, EDITION Residences Edgewater is planned as a single 649-foot bayfront tower on the same shoreline, still pre-construction, while Aria Reserve is under construction with 782 residences across two towers.
How do I get the Aria Reserve Miami price list, floor plans and construction update?
